Renovate to Rent: Full Home Cosmetic Remodel in Lakewood/Golden

This project was a full home remodel in Golden, CO. This home needed a full cosmetic update on a budget to prepare it for renters. The scope of work included converting the home from a “DIY duplex” back into a 3 bedroom house, replacing outdated systems, new flooring, paint, and furnishing the property for photos. Design services were provided by Mount Mod and project management and construction was completed by Burkeleigh Built.

Phase 1 Rental Remodel in Glennon Heights

The long term plan for this property is to add a garage and a 400 square foot addition, but the owners wanted to parce the expense into 3 phases. Taking the long term plan into consideration for phase 1 of renovation was important to reduce long term costs. Phase 1 included a cosmetic remodel of two bedrooms, a bathroom, the kitchen and living room. The kitchen has a more open layout and new cabinets, counter tops, appliances, and fixtures, including a workstation sink. There is a nice garden window above the kitchen sink, and a sliding glass door leading into the large back yard adds more natural light to the space.

Curb appeal was improved by cleaning up the landscaping, residing and repainting, and replacing an old front door with a fiberglass ‘wood look’ door. Dark trim accentuates the freshly painted exterior.
